2026 Spring Newsletter
On behalf of the Meadow Lane Condominium Association, Capital Association Management is pleased to provide the community with this newsletter. A few kind reminders for all co-owners of the Association:
Monthly Payments
1.) In March of 2026, Association dues have increased from $155/month to $175/month. This is to ensure the association has adequate operating and reserve funds to mitigate deferred maintenance and to future-proof large projects for the community. Please contact the Management Company for a copy of the 2026 budget, or visit your online portal and navigate to the “files” section.
2.) All assessments are to be deposited, no later than the 10th of each month, to avoid late penalties. Please plan before mailing your check. If you have your bank mail your check, please ensure the delivery date is on or before the 10th of each month.
3.) All assessments MUST be made payable to “Meadow Lane Condominium Association”.
4.) Our online portal is easy to use for making electronic payments. We accept credit, debit, and bank account transactions over the portal. Please contact our office for help setting up your portal.
Community Reminders
1.) All co-owners and tenants must use only the Meadow Lane dumpster for personal refuse. Do not use adjacent dumpsters. Construction materials are not permitted in the Meadow Lane dumpster per Waste Management; use a bagster or personal dumpster for construction projects. Contact management before ordering a bagster or personal dumpster for placement instructions. For disposal of large items, like furniture, contact the Management Company; do not leave these items in the parking lot.
2.) All exterior and storm doors must match the community's approved color and design, as selected by the Board. You may have a 30-day notice to repair/repaint. Contact the Management Company or visit your online portal's file section for color matching and ordering assistance.
3.) Report suspicious activity, loitering, littering, or obnoxious behavior—especially during quiet hours (10 PM - 8 AM)—first to the Roseville police, then to Management. All co-owners and tenants should review the rules and regulations available in the file section of your online portal. Co-owners are responsible for sharing and enforcing these rules with their tenants and guests.
Planned Improvements For 2026
Parking Lot Updates: Restriping of all parking lot lines, adding additional handicap parking spots, and renumbering all spots to reflect the unit address, rather than the unit number. Additionally, we are actively exploring options to patch the current parking lot to eliminate any safety hazards and potential damage to your vehicles. Furthermore, we are exploring options to refinish the parking lot within the next three years. More details on that will be disclosed over time.
Sign installations: No Parking, Fire lane, Tow-Away zones, Handicap, etc.
Lawn updates: Grading and reseeding the common area adjacent to the building affected by the fire + miscellaneous reseeding of dead areas throughout the community.
Pest Control: It’s to our understanding that pest control has been deferred, and we plan on continuing to service your community with necessary pest control.
Tuck Pointing: Many buildings are experiencing brick that has crumbled and cracked, along with excessive mortar decay over time. This is common due to the inclement weather in Michigan. We will be beginning the repair of these matters in the order of severity for each building.
Powerwashing: We are exploring options for power washing, which will be done in conjunction with refinishing the decks.
Deck Refinishing: We are actively gathering bids for refinishing the staircases and upper decks of each building.
*The decking that leads to the upper units, not to be confused with the individual units' balconies*Disaster completion: As you may know, a fire in Meadow Lane broke out in late July of 2025. Reconstruction has caused your community some negative implications. Completion of the Building is nearing an end, and we appreciate your patience and cooperation thus far.
