On behalf of the Wolcott Mills Community Association, Capital Association Management is pleased to present this newsletter to the community.  A few kind reminders for all co-owners of the Association:

Annual Payments/Special Assessments

1.) The second installment of your annual association dues is due on or before May 15th.

2.) All assessments are to be deposited, no later than the 15th of May, to avoid late penalties. Please plan before mailing your check.

3.) All assessments MUST be made payable to “Wolcott Mills Community Association”.

4.) Our online portal is easy to use for making electronic payments.  We accept credit, debit, and bank account transactions over the portal.  Please contact our office for help setting up your portal.

5.) If you have not filled out a special assessment payment form, please contact management to receive another copy.

Community Improvements For 2026

• Road Repairs: We are on schedule to have road work completed within the first week(s) of October, 2026.

• Community Fountains: We understand the necessity of having fountains in each pond.  In 2025, one pond fountain saw the end of its life, and in 2026, another followed suit.  We have been actively exploring replacement options.  These options exceed $15,000 for both fountains.  At this time, the board is making financial decisions at its discretion and deferring pond fountain installations until after the Road Repairs have been paid for in full.

• Pest Control: It’s to our understanding that pest control has been deferred, and we plan on continuing to service your community with necessary pest control.  Ongoing efforts are underway to fit this into the community's scope of work for 2026.

• Phragmite Mitigation: Phragmites, being an invasive species, are hard to keep under control, but it is pertinent that we make significant efforts to mitigate their spread.  We are working with a company to devise a plan to reduce their growth and spread.
